Bất động sản cao cấp vẫn hấp dẫn dòng tiền

Nhiều nhà đầu tư rót tiền vào các dự án cao cấp bởi tiềm năng sinh lời dài hạn, ít rủi ro so với vàng, chứng khoán, đồng thời tận dụng chính sách kích cầu trong dịch.

Theo sát diễn biến thị trường căn hộ cao cấp suốt những năm qua, anh Nguyễn Hà, một nhà đầu tư cá nhân từ TP HCM vừa quyết định xuống tiền mua một căn hộ tại quận 2 vì cho rằng đây là thời điểm hợp lý. Khác với tâm lý thận trọng của nhiều nhà đầu tư vào thời điểm dịch Covid-19 khó lường, anh Hà cho biết quyết định xuống tiền dựa vào tầm nhìn dài hạn từ việc đầu tư cho thuê.

"Ảnh hưởng của dịch bệnh là trong ngắn hạn. Khi dịch được kiểm soát, sẽ có lượng lớn các chuyên gia nước ngoài trở lại làm việc, tập trung đông đảo ở quận 2. Đón đầu nhu cầu về căn hộ cao cấp ở nhóm khách hàng này có thể tạo ra lợi nhuận hấp dẫn trong tương lai", anh Hà nhận định.

Đặc biệt quan tâm đến phân khúc bất động sản cao cấp, nhà đầu tư này cũng cho rằng các sản phẩm cao cấp đòi hỏi phải mạo hiểm, "chơi lớn", nhưng bù lại khả năng cho sinh lời ổn định, nhất là về trung và dài hạn.

Chị Mai Hoa, một nhà đầu tư kỳ cựu tại thị trường địa ốc khu Nam và khu Đông cũng vừa xuống tiền mua 2 căn hộ cao cấp ven sông tuần trước. Mức giá 48 triệu mỗi m2, đã bao gồm VAT và thông thuỷ cho một tổ hợp căn hộ hạng sang làm nhà đầu tư này khá bất ngờ.

"Tầm giá này hiện chỉ có thể sở hữu một căn hộ tại quận 9, Thủ Đức, quận 12, Bình Chánh hay thậm chí là tại Bình Dương...", chị nói. Nhanh chóng xuống tiền, chị Mai Hoa cho biết khi dịch bệnh ổn định trong vài tháng nữa sẽ rất khó kiếm được một dự án cao cấp với mức giá này.

Panomax River Villa - một dự án cao cấp tại quận 7, TP HCM.

Dự án Panomax River Villa được nhà đầu tư này lựa chọn bởi vị trí đắc địa tại trung tâm quận 7, nằm trên đường Đào Trí - "Cung đường tỷ đô" nhiều tiềm năng tăng giá tại TP HCM. Ngay khi công viên Mũi Đèn Đỏ được khởi công vào giữa năm 2021, cung đường được mở rộng lộ giới lên 40m, Đào Trí dự đoán sẽ là cung đường ven sông đắt giá, thu hút các dự án bất động sản cao cấp đổ về.

Bên cạnh vị trí đẹp, lý do khiến chị Mai Hoa đầu tư còn nằm ở tiện tích chuẩn cao cấp ở dự án này. 100% căn hộ là căn góc, sở hữu 3-4 mặt thoáng tầm nhìn panorama, có trang bị sảnh đón riêng, thang máy riêng, lối thoát hiểm riêng và chỗ đậu xe hơi định danh cho từng căn hộ.

Hệ thống tiện ích hiện đại trải dọc bờ sông và trên tầng mái phủ hợp với mọi độ tuổi, tính cách, sở thích.

Vừa qua, một khảo sát trên VnExpress về việc chọn kênh đầu tư thu hút 70.785 người tham gia, bất động sản được lựa chọn nhiều nhất với 38%, xếp trên tiết kiệm (27%), vàng (17%), USD (7%)...

Nhận định về xu hướng chọn kênh đầu tư trong mùa dịch, tiến sĩ Trần Nguyễn Minh Hải, chuyên gia địa ốc của trường đại học Ngân Hàng TP HCM cho rằng, ngay khi dịch bùng lại, về ngắn hạn các nhà đầu tư có thể chùn tay với đầu tư bất động sản. Tuy nhiên, xét trên khía cạnh đầu tư dài hạn thì bất động sản vẫn là kênh đầu tư tối ưu, trước hết bởi nhiều chính sách kích cầu hấp dẫn.

Đơn cử, với mức giá 48 triệu mỗi m2 (VAT, thông thủy) cư dân đã có thể sở hữu một căn hộ Panomax River Villa tại trung tâm quận 7. Mức giá này ngang bằng với giá thị trường Thủ Đức, Bình Dương. Trong vòng 1 tháng, đã có khoảng 40 căn hộ tại Panomax River Villa được bán thành công.

Tự tin về việc ra hàng trong Covid-19, ông Lê Kim Hoàng - Giám đốc Khối Kinh doanh TTC Land nhận định, trung bình sau mỗi thập kỷ, giá địa ốc TP HCM sẽ tăng ít nhất 3 lần. Trong ngắn hạn, nhất là bối cảnh khủng hoảng, giá bán có thể giảm, song xu hướng tăng giá vẫn chiếm ưu thế trong cả cả chủ kỳ dài.

"Do đó, chỉ những nhà đầu tư có tiềm lực tài chính vững mạnh, biết cách bố trí dòng tiền hợp lý thì mới có chiến lược phân bổ dòng tiền trong dài hạn", ông này nói.

Vị này cho rằng, bất động sản vẫn là kênh đầu tư ít tiềm ẩn rủi ro như vàng hay chứng khoán ở hiện tại. Đối với thị trường chứng khoán, tính từ đầu năm 2020, VN-Index đã giảm đến thấp nhất kể từ tháng 12/2016. Với kênh đầu tư vàng, sự bùng phát của dịch Covid-19 và lan nhanh ra toàn cầu đã làm thị trường tài chính toàn cầu chao đảo, giá vàng theo đó cũng có những biến động lớn. Lúc này nhà đầu tư dễ mua bất động sản bởi giá tốt và ít thấy rủi ro so với 2 kênh còn lại.
